Deposit, what is it for, and when will it be returned?

Reservation/Security Deposit: A Deposit is required for all rentals to hold your reservation until 30 days prior to your rental date, at which time the final rental Balance is payable.  After receipt of the Balance, the Deposit becomes the "Security Deposit" and is fully refundable, subject to the limitations described below. 
Note: The Deposit is NOT a down payment or partial payment on your rents.

The deposit will be returned subject to subtractions due to:
(a)  damage to the premises beyond normal wear and tear;
(b)  excess cleaning requirement beyond reasonable wear and tear,** and/or negligence due to not following the check-out list;
(c)  late check-out (minimum $30 charge);
(d)  items missing from the premises ($30 replacement fee for missing Tahoe-Donner ID passes);
(e)  unpaid, late, or outstanding rent or other charges owing:
(f)  fines issued by TD-Association of Town of Truckee for non-compliance with the TD Rules.

Any material breach of the rental agreement* or the general or specific home rules during your tenancy may be, in the sole judgment of the owner, cause for forfeiture of up to the entire deposit. 

Implicit with the RENTAL AGREEMENT renter agrees to accept responsibility for any damages resulting from his stay that exceed the deposit amount.

Deposit refunds are usually mailed within 21 days of departure.  However, if you paid your Deposit or Rent by PayPal, we usually process the Deposit refund via PayPal just one or a few days after your check-out date.  Please do not contact our office to check on the refund status until AFTER these 21 days have passes.

* This includes the occupancy upon which the rental amount was based.  If, for example, the rate was based on five people in the group, but it turned out that, during any one or more nights, Renters had additional overnight guests, the entire rent will be re-calculated based on the new occupancy, and the difference will then be subtracted from the otherwise refundable security deposit.
** A particularly serious situation would be non-compliance with the no-Partying rule, bringing a pet, or smoking inside the premises, in which case unconditionally the entire deposit would be forfeited.
